Assured Shorthold Tenancies are often favoured by Landlords because they do not give long-term security. This usually means that at the end of a fixed period a Landlord can take over possession of the property relatively easy.
Assured Shorthold Tenancies are also not regulated by usual rent controls.
Unless a Landlord serves a notice stating that a tenancy is not to be an Assured Shorthold Tenancy, or writes such a clause into a Tenancy Agreement then ALL NEW tenancies (those started after 28th February 1997) will automatically be Assured Shorthold Tenancies.
This form allows the Landlord to set their own rent and length of tenancy for an Unfurnished Assured Shorthold Tenancy.
